We have an in-depth understanding of correctional design and our Jail designs have been regarded as most innovative in efficiency, economy, and expandability.  Our most current project is Karnes Co Jail, Sheriff’s Office and Courtroom.

 

Pre-design Services - include assisting the owner in establishing the program goals which includes future expansion and projected growth.  Needs assessments and feasibility studies are conducted.  Conceptual layouts are prepared along with a schedule and construction budget.

 

Schematic design - Sketches of spaces & location of building(s) on the site are developed for circulation.   Floor plans and elevations are prepared.  Structural & MEP systems are designed along with energy and 3D modeling. Value engineering is addressed and the budget is updated.  Codes are reviewed for compliance and specifications are outlined.

 

Design development - Floor Plans and elevations are further developed and fully coordinated with all the consultant’s drawings.  3D models demonstrate the building form, spacial relationships, building envelope, energy modeling, day-lighting and views.

 

Construction documents - Detailed drawings & specs are prepared. Coordinate specifications and drawings from all disciplines.   Contractors create construction costs and after awarded the contract,  constructs the project.

 

Specialty & Security Consulting

 

Lorraine M. Dailey, over her 25 years experience in planning, development and construction of public and private buildings, a significant number of projects have included Security Electronics Systems Design and Coordination, including integrated security electronics systems (CCTV and locking systems) and secure construction materials and details. LMD Architects has provided security design for all it’s projects.

3D MODELING / RENDERING

  • The use of BIM (3D Modeling) reduces waste of materials and time inefficiency in construction. We use Revit Architecture and Navis Works to analyze performance, increase collaboration, and improve the efficiency of the building process. Owners Benefits are:
  • Savings (5%-10%) of total project cost. BIM can save additional expenses in construction coat as well as operation costs.

FEASIBILITY STUDIES

LMD begins with a site evaluation to determine suitability of the site for the project goals. Codes and zoning are reviewed for compliance. Programming is outlined with required spaces documented. Preliminary budgets based on square footage and typical constructions costs is developed. Drawings and pricing is presented to the owner for review and approval.

MASTER PLANNING

  • Sites are planned factoring in growth & change over time.
  • Clients values, goals & expectations are incorporated into plan
  • Determine how the site will expand over time, the order each facility will be built with approximation of their size both initial and ultimate.
  • Drainage, orientation, and circulation are analyzed for the best use of the site.
  • Other considerations such as zoning, setbacks, height restrictions, storm water are gathered and incorporated into the site design.

NEEDS ANALYIS

  • Meet the Owner to discuss the scope of work to identify and prioritize client project goals
  • Conduct a Needs Assessment to determine current and future space needs utilizing questionnaires, existing facility assessments, key leadership and staff interviews
  • Develop architectural space program, space standards, current space deficiencies, concerns & opportunities and summarize findings
  • Develop conceptual plans & site use plans to evaluate and study options
  • Determine total project cost and estimated annual project operating expenses for each conceptual plan
